The Challenge.

Acting as Main & Principle Contractor for the full works package, Ruggles & Jeffery were selected to negotiate the building maintenance project for a six story office block. The external property maintenance, repair and dilapidation were required before the client’s lease expired and the Schedule of agreed Dilapidations would commence, before the lease-end date.


New roof coverings were laid to the high level flat roof and sundry repairs were carried out to the roof and plant room. Ruggles & Jeffery were seriously delayed on the roof by inclement weather including heavy snowfall however the team made up the lost time in the latter stages of the programme and completed on time.

Phase Two saw us install a gantry scaffold to the front elevation to protect the public footpath and re-covering to parapet at high level. Maintenance and dilapidation works were completed to two vacant ground floor retail units.

The Solution.

Phase One commenced with the erection of scaffolding to the full dimensions of the rear elevation, in order to rebuild the metal windows with new seals and gaskets. Our skilled craftsman also redecorated, refurbished and repaired the rear elevation and concrete staircase; regenerating the exterior facia and the external basement areas.
